These Terms govern your use of the website for Apt S0918 at Flamingo Point, 1500 Bay Road, Apt S0918, Miami Beach, FL 33139 ("Property"), operated by the individual owner ("Host," "we," "us," or "our"). Use of this site is also governed by our Privacy Policy, incorporated herein by reference.

The Property operates as a short-term rental in the City of Miami Beach and is licensed and registered accordingly. The Property holds a State of Florida Department of Business and Professional Regulation (DBPR) Vacation Rental–Condominium license (License No. CND2336375). The City of Miami Beach Business Tax Receipt (BTR) application for the Property was submitted on June 8, 2026 (Application No. BTR018290-06-2026) and the BTR number is pending issuance; it will be posted here once issued. The Property is also registered for Florida State Sales & Use Tax (Certificate No. 23-8020148748-5) and for the applicable Florida, Miami-Dade County, and City of Miami Beach lodging and resort taxes. All stays require a minimum of 31 consecutive nights and a maximum of 365 nights. The Property is operated under the City of Miami Beach short-term-rental regulations and the licenses and registrations identified above. Applicable taxes are set out in Section 5. The Property is located within the Flamingo Point condominium and is subject to the condominium association's rules and regulations. The legal terms of your occupancy are set out in your reservation agreement and these Terms and are governed by applicable Florida and City of Miami Beach law.
Availability is shown in real time but is not guaranteed until a reservation is confirmed in writing by the Host. Minimum stay is 31 nights. Maximum stay is 365 nights.
All reservations are subject to Host approval. We reserve the right to decline any reservation request.
Rates on this site are updated daily and are subject to change without prior notice. Nightly rates vary based on season, demand, local events, and other market factors. This disclosure is made in compliance with the Florida Deceptive and Unfair Trade Practices Act (FDUTPA), Fla. Stat. §501.201 et seq., and applicable Federal Trade Commission (FTC) guidelines on variable pricing.
The rate displayed for any date reflects the rate at the time of viewing and may differ from the rate shown at a later time. The confirmed rate for your reservation will be stated in your written booking confirmation from the Host.
Monthly rates are only available when all calendar days within a given month are booked. A monthly rate applies to a complete calendar month (e.g., June 1–June 30) and is not prorated or applied to partial months. If your stay spans multiple months, each fully booked calendar month will be charged at the applicable monthly rate; remaining nights outside a complete calendar month will be charged at the standard nightly rate.
All rates are quoted in U.S. Dollars (USD). Price estimates shown in the availability checker are for informational purposes and do not constitute a binding offer. Final pricing is confirmed only in a signed reservation agreement.
Stays at the Property are subject to applicable Florida and local taxes. Tax rates depend on the length of stay:
Taxes are calculated on the base rental amount and are collected by the Host as required by law. Tax rates are subject to change by the relevant governmental authorities.
For stays of 60 or more consecutive nights, rent is payable in monthly installments. A refundable security deposit — equal to the actual first month's rent (no tax applied; the deposit is a refundable security hold, not a taxable charge) for stays of 60–182 nights, or two months' actual first-month rent for stays of 183 or more nights — is charged at the time of booking. If you select the equal-monthly-payment option, the deposit amount is unaffected and remains based on actual first-month rates. The first month's rent is charged on the check-in date if booked 30 or more days in advance, or at the time of booking if check-in is fewer than 30 days away. Subsequent monthly installments are charged automatically 3 days before each new 30-day period begins. A 5-day grace period applies to failed charges before a 5% late fee is assessed. The security deposit will be returned within 14 days of check-out, less any documented deductions.
Upon confirmation of a reservation, the Host will provide payment instructions. Payment schedule, accepted methods, and any required security deposit will be specified in the reservation agreement. All payments must be completed before check-in unless otherwise agreed in writing.
A security/damage deposit may be required. The deposit will be returned within 14 days after check-out, less any documented deductions for damage beyond normal wear and tear.
The following cancellation policy applies unless otherwise stated in the reservation agreement:
If a reservation is cancelled before the check-in date, the security deposit is returned in full within 14 days regardless of when the cancellation occurs. Deposit deductions only apply if the guest has taken possession of the unit.
Cancellations must be submitted in writing via email to the address in Section 13. The cancellation date is the date the written notice is received by the Host.
In the event of a force majeure (e.g., natural disaster, government-ordered evacuation), the Host may offer a credit toward a future stay at its sole discretion.
Standard check-in time is 3:00 PM. Standard check-out time is 11:00 AM. Early check-in or late check-out may be available upon request and subject to a fee; availability is not guaranteed.
Access instructions will be provided prior to your arrival. Guests are responsible for returning all keys/access devices in working condition. Lost or damaged access devices may incur a replacement fee.
The primary guest (the person submitting the reservation) must be at least 25 years of age at the time of check-in and must be present throughout the stay. Valid government-issued identification may be required.
Maximum occupancy is 2 guests. All guests must be disclosed at the time of booking. Exceeding maximum occupancy is grounds for immediate termination of the reservation without refund.
All guests must comply with the following rules during their stay. Violations may result in immediate eviction without refund and/or additional charges:
To the fullest extent permitted by applicable law, the Host shall not be liable for any indirect, incidental, consequential, special, or punitive damages arising from your use of the Property or this website, including but not limited to personal injury, property damage, loss of enjoyment, or loss of data.
The Host's total liability to any guest for any cause shall not exceed the total rental amount paid by that guest for the relevant stay. Nothing in these Terms limits liability for gross negligence, willful misconduct, or any liability that cannot be excluded by law.
These Terms shall be governed by and construed in accordance with the laws of the State of Florida, without regard to its conflict-of-laws provisions. Any dispute arising from these Terms or a reservation shall be subject to the exclusive jurisdiction of the state and federal courts located in Miami-Dade County, Florida.
If any provision of these Terms is found to be unenforceable, the remaining provisions shall continue in full force and effect.

The Host is committed to the principles of fair housing and equal opportunity. We do not discriminate against any guest, prospective guest, or rental applicant, and we comply fully with all applicable federal, state, and local fair housing and anti-discrimination laws.
Consistent with the federal Fair Housing Act (42 U.S.C. § 3601 et seq.), the Florida Fair Housing Act (Part II, Chapter 760, Florida Statutes), and the Miami-Dade County Code, Chapter 11A, we do not refuse to rent, set different terms, conditions, or privileges, or otherwise discriminate on the basis of race, color, religion, sex (including gender identity, gender expression, and sexual orientation), national origin, ancestry, familial status, marital status, age, disability or handicap, pregnancy, source of income, actual or perceived status as a victim of domestic violence, dating violence, or stalking, or any other characteristic protected by applicable law.
We provide reasonable accommodations and reasonable modifications for guests with disabilities to the extent required by law. This includes permitting service animals and emotional-support (assistance) animals where required by law, notwithstanding any general pet provision in these Terms. To request a reasonable accommodation, please contact us using the details in Section 13.
If you believe you have experienced housing discrimination in connection with the Property, you may contact us directly, and you may also file a complaint with the U.S. Department of Housing and Urban Development (HUD) at 1-800-669-9777 or hud.gov/fairhousing, the Florida Commission on Human Relations, or the Miami-Dade County Office of Human Rights and Fair Employment Practices.
We may update or modify these Terms from time to time. When we do, we will revise the "Last updated" date at the top of this page. Material changes are effective upon posting. Your continued use of this site or submission of an inquiry after any update constitutes acceptance of the revised Terms. We encourage you to review these Terms periodically.
